Bathrooms in busy, newer homes

Wesley Chapel, in Pasco County north of Tampa, is largely made up of newer master-planned communities. Many of the homes are two stories with three or more bathrooms, and a lot of them house families with school-age kids. That shapes what people ask us for.

In the kids' bath, the brief is usually durability: surfaces that shrug off splashes and toothpaste, a vanity with enough drawers for more than one person, and a tub that still works for younger children. In the primary bath, it's the opposite. People want the room they didn't get from the builder: a bigger shower, better lighting, a second sink and somewhere to put things.

Choices that hold up to daily use

Floor
Porcelain tile with a matte or textured finish is hard-wearing and less slippery when wet. Our bathroom flooring page compares options.
Tub or shower
With young kids, keeping a tub is usually right. A tiled surround with a niche at adult height and a handheld shower head makes bath time easier. Later on, the same room can take a tub-to-shower conversion.
Vanity
A 48-inch or 60-inch vanity with two sinks, or one sink and a long counter, cuts down on queues. Drawers beat doors for small items.
Grout
Darker or stain-resistant grout in high-traffic floors and shower walls is less work to keep looking clean.
Ventilation
A properly sized fan on a timer or humidity switch keeps a shared bathroom from staying damp all day.

The primary bathroom

Finishing what the builder started

Primary baths in newer Wesley Chapel homes often have the space but not the finish. A common plan is to remove a drop-in soaking tub, enlarge the shower into a walk-in shower with a fixed glass panel, and put the budget into tile and lighting. Others keep a tub but switch to a freestanding one so the room feels more open.

If you're working through a larger primary bath, our guide on planning a primary bathroom remodel covers the decisions in order, and the luxury bathroom remodeling page shows what a higher-spec room involves.

Guest baths and loft bathrooms

Many two-story homes here also have a guest bath downstairs and a smaller bathroom upstairs off a loft or bonus room. These are good candidates for a lighter update: new tile in the shower, a better vanity, new lighting and a quieter, stronger fan. If a relative who visits often has trouble with a tub edge, a downstairs guest bath is also the natural place for a shower with a low threshold and a grab bar. Doing that kind of work on the ground floor keeps it usable for everyone, including you later on.

Scheduling and HOA rules

Most Wesley Chapel communities have an HOA, and many set rules for contractor hours, parking and debris containers. Please check yours before we lock in dates. Building permit requirements depend on the scope of the work and the jurisdiction; for Wesley Chapel that's generally Pasco County, and the county's building department is where to confirm.

Wesley Chapel bathroom remodeling questions

Should we keep a bathtub in the kids' bathroom?

If you have young children, usually yes. If there's a tub elsewhere in the house, converting the hall bath to a shower becomes a reasonable option.

Can you remodel two bathrooms at once?

Yes, as long as you'll still have a working bathroom while we do it. Doing two at once can simplify material ordering and scheduling. We'll talk through the order at the consultation.

What drives cost the most in a newer home?

Mainly your choices: shower size, tile, glass, vanity and top, and whether drains move. See our cost factors page for more detail.
